Office Washroom Refurbishment
The Brief
FI Real Estate, one of the UK’s leading commercial property management companies, required an office washroom refurbishment within an office building they manage in Peterborough. As part of a wider refurbishment programme at the ERT office block, several bathroom areas needed updating. The existing toilet doors and vanity units had previously been wrapped in a lime green finish that no longer matched the building’s refreshed interior design. Because the building remained occupied by tenants, any upgrade needed to happen quickly and without disrupting day-to-day use.
The Solution
Thanks to our ongoing relationship with the FI Real Estate team, Fusion Surfaces recommended architectural vinyl wrapping as the most efficient solution.
Rather than replacing doors or vanity units, we refurbished the existing surfaces in situ using LX Hausys Benif architectural film. This approach allowed the washrooms to be modernised quickly while keeping the building fully operational.
Updating the finishes also ensured the washrooms aligned with the wider refurbishment taking place throughout the property.
The Process
The project began with the removal of the existing vinyl finishes from the toilet doors and vanity units. Careful preparation ensured the surfaces were ready for the new film.
Once prepared, our installers applied the selected LX Hausys Benif material to each element, creating a consistent and durable finish. In some areas, vanity unit tops were removed before installation, which allowed the team to work more efficiently and achieve a cleaner result.
Throughout the project, the installation schedule aligned closely with other refurbishment works within the building to maintain a smooth workflow.
The Transformation
Following completion, the washrooms presented a far more contemporary appearance.
The outdated lime green finish was replaced with a cleaner and more refined design that better reflects the updated office interiors. The refreshed doors and vanity units now contribute to a professional environment that supports both tenants and visitors.
Importantly, the office washroom refurbishment achieved this transformation without replacing any existing fixtures.

Client Advantages
The refurbishment delivered several benefits for the property management team:
Toilet doors and vanity units upgraded without replacement
Existing vinyl finishes removed and replaced efficiently
Works coordinated alongside wider building refurbishment
Minimal disruption for tenants within the building
Durable finishes suitable for high-traffic commercial environments
Furthermore, vinyl wrapping provided a cost-effective way for FI Real Estate to maintain a high standard of presentation across their managed properties.
Conclusion
The FI Real Estate Peterborough project highlights how office washroom refurbishment can modernise shared facilities quickly and with minimal disruption.
By combining careful preparation with high-quality architectural film, Fusion Surfaces delivered a practical upgrade that aligns with the building’s wider refurbishment strategy. The result is a cleaner, more contemporary washroom environment for tenants and visitors alike.
